Legacy North Construction Management is seeking an experienced and motivated Project Manager to oversee residential and commercial construction projects from initial planning through project completion. Reporting to the Construction Manager, the Project Manager is responsible for delivering projects safely, on time, within budget, and in accordance with project specifications and company quality standards. The successful candidate will manage the complete project lifecycle, including planning, permitting, estimating, procurement, scheduling, budgeting, client communication, consultant coordination, municipal approvals, construction management, project documentation, and project close-out while working collaboratively with Site Supervisors, clients, consultants, engineers, suppliers, subcontractors, and municipal authorities. This position requires exceptional leadership, organizational, communication, and problem-solving skills with the ability to manage multiple projects simultaneously in a fast-paced environment while providing a high level of customer service. *Technical Knowledge * The successful candidate will possess working knowledge of: * Ontario Building Code * Occupational Health & Safety Act (OHSA) * Construction Act * Ontario Planning Act * Building permit process * Municipal planning approvals * Site Plan Agreements * Minor Variance applications * Construction scheduling * Procurement and purchasing * Budget management * Contract administration * Reading architectural, structural, civil, mechanical, and electrical drawings * Microsoft Office Suite (Excel, Word, Outlook, Teams) * Cloudpermit (considered an asset) * Experience with construction management software is considered an asset. *Core Competencies * The successful candidate will demonstrate: * Strong leadership abilities * Excellent verbal and written communication skills * Exceptional organizational skills * Effective time management * Strong analytical thinking * Sound decision-making abilities * Excellent negotiation skills * Strong customer service orientation * Professionalism and integrity * High attention to detail * Ability to prioritize competing deadlines * Ability to lead multiple projects simultaneously * Strong conflict resolution skills * Ability to build positive working relationships * Self-motivation and accountability * Commitment to quality and continuous improvement * Proactive planning and problem-solving abilities * Ability to anticipate project risks before they impact schedule or budget Primary Responsibilities *Project Planning * * Coordinate projects from initial client engagement through project completion. * Review planning constraints prior to design commencement. * Coordinate consultants during the planning and design phases. * Develop project execution plans. * Establish project budgets and schedules. * Review project specifications and construction drawings. * Identify project risks and develop mitigation strategies. * Coordinate project start-up activities. * Lead project kick-off meetings. *Planning & Permitting * Coordinate and manage planning and permitting activities including: * Building Permit Applications * Septic Permit Applications * Minor Variance Applications * Site Plan Agreements * Community Planning Permit Applications * Municipal planning reviews * Consultant coordination * Engineering submissions * Cloudpermit submissions * Municipal correspondence * Permit tracking and approvals * Inspection scheduling Maintain communication with planning consultants, surveyors, engineers, septic designers, municipal staff, and utility providers throughout the approval process. *Scheduling * * Develop detailed project schedules. * Coordinate consultant schedules. * Coordinate procurement schedules. * Coordinate schedules with Site Supervisors and subcontractors. * Monitor project progress. * Adjust schedules to minimize delays. * Identify critical path activities. * Communicate schedule updates to all stak
